RESTRICTIVE COVENANTS
Doneff Associates, Inc., to the public:
KNOW
ALL PERSONS BY THESE PRESENTS, that Doneff Associates,
Inc., a Wisconsin Corporation, owner of certain lots
in the City of Manitowoc, Wisconsin known as Doneff’s
Woodridge Subdivision, described on Exhibit attached
hereto and made a part hereof in order to insure the
use of said lots for exclusive and attractive
residential purposes only, to prevent nuisances, to
prevent the impairment of the attractiveness of the
property, to maintain the desired tone of that area
and thereby secure to each lot owner the full benefits
and enjoyments of their home, hereby set forth the
following restrictions, conditions and covenants,
which after the recording of this document shall apply
to each and every lot of said subdivision. Said
covenants, conditions and restrictions having been
made and determined by resolution of the owner of
Doneff’s Woodridge Subdivision to wit:
1.
BUILDING MINIMUM SIZES
(a) Single family residences: Construction of a
one-story residence shall contain not less than 1,500
square feet. NOTE: When the front of a residence is
one story and the back has an exposed basement, it
must follow the same square footage requirements as a
one-story residence.
(b)
Construction of a one and one half or two story
residence shall contain not less than 900 square feet
on the first floor with a total of both floors to be a
minimum of 1,800 square feet.
(C)
Construction of a raised ranch residence shaft contain
not less than 1,500 square feet on the upper level,
Not less than 50% of the lower level must be finished
off as living area.
(d)
In the construction of a tri-level residence, the
square footage is figured using only floor decks,
level with or above ground. A tri-level residence
shall contain not less than 1,500 square feet

ONLY SINGLE FAMILY DWELLINGS SHALL BE PERMITTED IN
DONEFF’S WOODRIDGE SUBDIVISION.

SINGLE FAMILY ONLY
No structure Other than the following shall be erected
or put on any lot in the subdivision: (a) single
family residences, (b) no accessory buildings are
permitted, (c) with the exception of an office in the
home, no trade or business shall be conducted on any
lot nor shall any building be used for storage or
transfer for any products or materials connected with
any trade or business.
3.
SWIMMING POOLS
A below ground swimming pool is permitted provided
Such structure be built In the back 50 percent of the
lot, or the back 50 percent of the lot that is
feasible for building. For example, if the back part
of a lot was going down a steep hill, that portion of
the lot going down the hill would not be taken into
consideration when figuring the setback for the
structure and further, provided the structure be
designed and used only for the convenience of the
residence. Any backyard with a swimming pool must be
surrounded by shrubs, deciduous or coniferous to
obscure the pool fence.

5.
FENCES
Chain link fences are not permitted. Any other fence
must be approved by Doneff Associates, Inc. if
constructed before January 1, 2009.
6.
NO OLD BUILDINGS
No building of any nature shall be moved from a point
outside the subdivision described herein to a point
within the subdivision described herein.

7.
GARAGES
All garages must be attached and shall not exceed 36’
in width No detached garages, sheds, or accessory
buildings are permitted.
8.
STREETSCAPE
The developers reserve the right, but are not
obligated, to plant trees within three years after the
installation of the permanent street in the area
between the city sidewalk and the street curb. The
developers shall assume no responsibility for the long
term maintenance or longevity of the trees.
9.
NO BILLBOARDS
Other than the developer’s subdivision sign, or sign
boards (except suitable signs for sale of site) no
unsightly objects of any kind shall be maintained on
any site except such sign as owner may desire to
indicate his name and address but in no case shall any
such signs exceed an area of four square feet.
10.
NO OBNOXIOUS USE
No part of the premises shall be used or occupied to
injuriously affect the use of the adjoining or
adjacent premises, or the neighborhood where said
premises are situated.
11.
NO SUB-STANDARD HOUSING
No house trailer, camping trailer, basement, tent,
garage, or other building shall at any time be used as
a residence, temporarily or permanently, nor shall any
structure of a moveable or temporary character be
permanently maintained upon the premises.
12.
PARKING SEVERELY RESTRICTED
One guest automobile or light weight truck shall be
permitted to be parked over night at any location in
this subdivision. A “guest” means a person not living
full-time at the residence. All boats, jet skis,
snowmobiles, camping type units or vehicles, or
tractors are strictly prohibited from regular and on
going exterior overnight parking. These vehicles may
be parked in the subdivision for not more than seven
days in any month.

PETS RESTRICTED
Dogs, cats or other household pets may be kept
provided they are not kept, bred, or maintained for
any commercial purposes and provided they are
maintained in such a manner so that they are not a
disturbance to other residents, odor and noises
included. No exterior kennel, dog run or dog house
shall be permitted at any location in this
subdivision.
14.
PLAN APPROVAL
The building plans and site plans for any construction
proposed for real estate governed by these restrictive
covenants shall be submitted for approval to Doneff
Associates, Inc. Doneff Associates, Inc. will require
at least l4 days to review said plans. Doneff
Associates, Inc. reserves the right to make
modifications to exterior building details and color
selections in an effort to maintain the attractive and
harmonious nature of the subdivision; as well as an
environmentally conscious approach to the use of the
land, especially regarding building placement.
15.
These restrictions and reservations are made with and
for the mutual benefit of any and all persons who now
own or may hereafter own property In Doneff’s
Woodridge Subdivision and the same shall be binding on
all and enforceable by any of the present and future
owners of the land in said subdivision. These
restrictions and covenants shall run with the land and
shall have full force arid effect for a period of 25
years from the date hereof, automatically renewing
themselves for successive periods of ten years each
thereafter unless by majority vote of the then owners
of the lots, it is agreed to remove or change same in
whole or in part.
16.
Invalidation of any one of these restrictions or
covenants by judgment or court order shall in no way
affect any of the other covenants or restrictions
which shall remain in full force and effect.
